April 9, 2002 Board Meeting

Minutes

Present:

Ron Filadelfo, Vice President

Open Forum

  • Judy Currier made some comments about the proposed plans for the Bradlick Shopping Center, specifically raising a question about the proposed location of the decel lanes that will be added to Braddock and Backlick. Judy commented that the Zoning Commission is presently having hearings and awaiting the "staff’s report." She pointed out that the main issue regarding the new changes to the shopping center seem to be the increased traffic that will be generated and traffic flow.
    • She has sent an e-mail to all board members summarizing the proposed changes to the shopping center.
    • Will also put this information in the newsletter
  • Judy Currier is also working on the issue of the street lights at the Arden Courts complex being too bright at night and an annoyance to Homeowners that live along Braddock Road.
  • She has been working with a member of the Wilberdale Homeowners Association. Wilberdale has contacted Arden Courts officials about the lights - still awaiting a response.

Approval of Minutes

  • Minutes from last two meetings (February and the March Annual Meeting) were approved.
    • Signed copies delivered to the Secretary.

President’s Report

  • Not present.

Vice President’s Report

  • Minutes from last two meetings delivered to Secretary.
  • Vice President to check the car leaking oil on Bradwood Street, and contact the owner again if the problem has not been fixed.

Treasurer’s Report

  • Presented latest budget numbers to the board. Vice President to give these documents to the President.

Secretary’s Report

  • Working the issue of the pothole on Leebrad Street, near our Backlick Road entrance, as well as some other potential street problems he uncovered.
    • Called Dominion Paving and received a proposal. They need a job of at least $1500.00 to come out.
    • Secretary will solicit a few other estimates for:
      • The Leebrad pothole
      • The cracking of our asphalt surface at the corner of Leestone Ct and Leestone St
      • Cracks throughout the community that require crack filling as a preventative maintenance measure.
    • He will get bids from Brothers Paving, and one other contractor (Judy Currier to search CAI directory for a recommendation.)
  • Lee Fence still has not responded to the homeowners who need fence work, despite prodding by Al Sanford.
    • There does not seem to be a solution to poor response that individual Homeowners have receive from Lee Fence. It is now suggested that Homeowners that have ARC letters requiring fence replacement or repair give up on Lee Fence and look elsewhere.
  • There are several places where we need sidewalk work, that is, places where our sidewalks are heaving and causing a tripping hazard
    • Vice President to discuss reserve schedule for sidewalks with President
  • White van on Leebrad Street has been moved

Special Projects

  • Several homes in the community coming up for sale
    • One house received a bid for $272 K; another sold for $255K
  • Chris Taylor expects to present his recommendations on traffic signs to the board next month

ARC Report – e-mail received from Pam

  • A few applications for landscaping have been received
  • Secretary reported one house with potential problems to ARC Chair; she will go look at it.

Grounds and Maintenance

  • See above.

Website

  • Judy will make necessary updates to our manual, and ensure that the latest, corrected version, goes on the website
    • Judy to take charge of maintaining our manual

Nominating Committee

  • No volunteers yet

Newsletter

  • Vice President to contact the editor to ensure that newsletter will come out next month
    • It seems we missed a month
