Open Forum
Approval
of Minutes
- Motion
approved to amend May minutes regarding open forum discussion
of Schwab account. Correction is needed to indicate that the
Schwab cash account is insured up to $100,000 by the FDIC. Leewood
currently has $2,500 in this account. Secretary to make necessary
changes and forward amended minutes to Judy Currier for posting
on website.
- June minutes
approved.
President's
Report
- Monthly
duties list for June & July was reviewed.
- Board
needs to get monthly financial statements to Judy Currier
for website.
- We need
to update POA packet to reflect new laws
- Homeowner
accounts: We still have about 40 owners that have not yet paid
the third quarter assessment. One account has been referred
to the attorney.
- Reserve
study proposals:
- Criterium
- Is
the lower of the two bids that we have received. Lump sum
fee = $1000
- References
were not checked because they have little experience in
Fairfax County and would not do a thorough inspection, but
would just update the old reserve study. There would be
additional costs for them to come for an inspection.
- Reserve
Advisors
- Will
do visual inspection of streets, but no drilling to test
pavement.
- Have
experience in Fairfax County
- Can
lower the fee if we can wait until they have another job
in this area.
- LHOA
President will try to get additional references
- Landscape
design proposals
- Have
Campbell and Ferrara coming out to do survey and provide estimate
- Paperwork
signed for new CD
- New laws
governing homeowners associations
- POA packet
can now be provided electronically
- We can
charge a rush fee for delivery of the POA packet within 3
days
- Motion
was made and approved to allow Secretary to charge the rush
fee if the party requesting the POA packet knows about the
law that provides for delivery of a packet in three days
and wants the packet quickly.
- We now
have 7 days in which to notify an owner about hearing rulings
by the board; previously the law required notification within
three business days.
- Complaint
about barking dog has been worked out
- Will now
track volunteers at each meeting, so they can be thanked at
the annual meeting and in the newsletter

Report
- Presented
latest budget numbers to the board.
Secretary's
Report
Special
Projects
- One resident
has request improved lighting throughout the community
ARC Report
- Walk-through
complete and results forwarded to President for updating the
ARC database and preparing homeowner letters
- ARC Chair
has sent letters to some of the owners whose cars are leaking
oil on Bradwood Court; has not gotten cooperation thus far.
- Secretary
and Special projects Director to take this issue for action
- Secretary
prepared draft notice to put on leaking cars, telling them
that they will be towed. President to edit the notice.
- Cable TV
cable is exposed on one property; ARC Chair has called Cox and
told them to bury it.
- 7037 Bradwood
Ct. also has cable exposed. Pam will send letter to homeowner.
- 7059 Leestone
Street: Owner is still doing the required painting. They are
now up to $900 in penalties.
- 7083 Leestone
Street: No additional action
- 5288 Bradgen
Court: No additional action
- 7058 Leestone
Street: Attorney advised to re-file suit.
- One owner
on Leebrad St. has dumped dirt in the common area. ARC Chair
to write her a letter.
Grounds
and Maintenance
- Sidewalk
repairs are on hold
- Our trash
cost has gone up 2.8%, due to increased dumping fees at the
landfill. President called Fairfax County to verify that the
landfill increase referred to by AAA Trash in its increase letter
did apply to AAA Trash. Per Fairfax County, the rates did increase
for our trash vendor; therefore, the increase can be passed
on to Leewood.
- Large pine
tree by 7044 Leebrad is dripping and making a mess of autos.
G&M chair recommended and there were no board objections
to cutting it down and replacing it in the fall.
Website
- Judy presented
her research to date on alternatives to the Community Path website
which is to be discontinued. The board authorized Judy to pursue
other website hosts. The board agreed that monthly fees up to
$50 per month were acceptable charges to be incurred for providing
the electronic communication for all 195 units in the community.
- One of
our owners with expertise in this will help her manage it.
Consumer
affairs
Newsletter
- Reminder
to get articles in soon in order to make next deadline
- President
will look for article on safety and house light to go into newsletter.
POA
- Two or
three are now in the process of preparation
Parking
and traffic
- Secretary
and Special Projects Director delivered handouts on July 4th
to all residents on Bradgen Ct. reminding them of parking rules
- Secretary
and Special Projects Director will deliver handouts on July
26-28th to all residents on Bradwood Ct. reminding them of parking
rules
- An owner,
who was previously deputized to hand out tickets, has been given
a supply of tickets in order to monitor parking in her area.
- Notice
was given to owner of white mustang that is parking in Leewood
for commuting purposes. Although owner does not live in Leewood,
co-owner does live in Leewood. Board will consider what potential
actions can be taken to stop this type of situation.
Community
Affairs
- Lighting
issue at Arden Courts has been resolved to the extent possible.
Old business
- Al Carchedi
will help with the community ARC standards
