Open Forum
- A question was answered about FDIC protection of our cash
account with Schwab. This account is protected up to $25,000.00.
**Please note this correction to the approved minutes. The
portion of the Schwab account that is insured by the FDIC is
currently $2500.00. (Protection of up to $25,000 is incorrect.)
Minutes Approved
- The minutes of the April 9, 2002 meeting were approved as
corrected. Four votes in favor. Leona abstained.
President’s Report
- Ron Filadelfo agreed for the near future to pick up the
Association’s mail.
- Leona Reviewed May and June monthly duties.
- Status of homeowner accounts reported: There are 16 accounts
30 days overdue. Six accounts are more 90 days overdue. One
account is being turned over to the attorney.
- Two "Reserve" study proposals were reviewed. The two proposals
reviewed raised more questions than they answered. A good
point was made that it is Leewood street repair and replacement
that is the most costly and ubiquitous subject matter. It
would seem that our focus needs to be on this area. Consequently
it would be most helpful if we could get "Reserve" information
specific to street work. Leona to call Criterium – Morning
Engineers and Reserve Advisors Inc. and ask more questions.
- Etrade CD’s maturing. A one year and a two year CD will
mature this month. Tentatively agreed by acclamation that
one CD will be cashed in to pay for reserve expenses being
considered for this year. The second CD will be re-invested.
Leona to research rates and communicate with Board members
by email to determine final investment options to coincide
with the May 25 maturity date.
- Landscaping improvement proposals still pending. Leona has
one proposals and is waiting on another proposal. Additional
contractors will be contacted; Campbell Ferrera and Grasshopper
were recommended. Leona to follow up with these companies.
- Leona shared with the Board a letter written to Lee Fence
Company registering for the Association our dissatisfaction
with this company’s poor follow through in working with individual
homeowners.
Vice President’s Report No report.
Secretary’s Report No report.
ARC Report
- Several outstanding alleged violations needing follow-up were discussed.
- 7059 Leestone Street—door still needing to be painted color
of the trim. There was a hearing on this home in October 2001.
Owner given until end of November to complete the work. Since
work still not completed, a penalty letter to be sent.
- 7083 Leestone Street—slate on stoop still needs to be repaired.
Send letter.
- 7058 Leestone Street—review property again prior to making
decision about future action
- Send letter on car leaking oil at 7037 Bradwood Court.
- Pam to pursue matter of several cars appearing to be parked
illegally.
- Pam to pursue matter of CATV cable illegally suspended to
back of property at 7035 Bradwood Court.
Grounds & Maintenance Report
- Street repair proposals presented and discussed. The proposals
were solicited for the purpose of: (1) filling a pot hole
in Leebrad Street, (2) patching undermined section of street
at the intersection of Leestone and Leestone Court and (3)
crack-filling cracks in asphalt through out streets in the
entire community.
- Al to contact FCWA to evaluate whether water could be
leaking from valves near intersection where patching is
needed.
- Middle estimate from Dominion Paving accepted by the Board.
Four in favor. Leona abstained. Water leak to be investigated
prior to any work.
Website
- Change to Leewood
manual for congressional districting was made.
Newsletter
- Article to be written on upcoming ARC "walk throughs"
- Article to be written on the problem of cars damaging the
common area by leaking fluids.
Parking & Traffic
- Homeowner complaints regarding parking on Bradgen Court
and Bradwood Court were reviewed. Ticketing will be pursued
by Chris Taylor to alleviate some of the problems with illegally
parked vehicles.
- Parking committee to bring recommendation to next meeting
regarding signs.
Community Affairs
- Attempts are being made to mitigate the bright lighting
at Arden Courts which Leewood residents on Bradwood Court
have found intrusive. The Wilburdale association has also
found the lighting to be a problem and have filed an official
complaint. The matter in process.
