February 11, 2003 Board Meeting

Minutes

Officers Present:
Leona Taylor, President
Ronald Filadelfo, Vice President
Al Sanford, Secretary
Chris Taylor, Special Projects

Committees Represented:

Open Forum:
- Nothing to report; no owners present

Approval of Minutes
- January minutes approved as submitted

President’s Report

    • Homeowner accounts:
      • 31 owners past due 1 month; 3 accounts are at the attorney
    • Board needs to prepare for annual meeting
    • The 2002 audit is not completed yet, so we don’t know if we will have any extra money to designate for capital improvements
    • No new volunteers have come forward
    • Reserve study is complete; President will make copies and distribute to board members at next meeting

Vice President

    • Nothing to report

Treasurer

    • Treasurer absent; Secretary handed out copies of financial statements for him
    • Treasurer owes the auditor one more Schwab statement

Secretary’s Report

    • Nothing to report

Special Projects

    • One unit is attempting to install a second kitchen. Special Projects officer is looking into the legality of this, and the potential for this to be an attempt at creating a multi-family unit. County officials have been notified, and it appears there are violations involved.
    • A second kitchen is already installed on Leebrad and a suspected one on Bradgen

Architectural Review

    • ARC Chairperson not present. President will ask ARC person for a memo updating the two cases we are working with the attorney.

Grounds and Maintenance

    • The incorrect landscaping bill from last month has been corrected
    • There have been more complaints again about the performance of our snow plow contractor

Website

    • We will now start paying our website bill annually, rather than monthly. Treasurer had been consulted on this, and he supports it.
    • Our website can now be searched using Google.

Newsletter

    • Chris Taylor to write an article about zoning regulations
    • Chris to also write an article about turning on front porch lights

Parking and Traffic

    • Stop signs will be placed at (ROW= right-of-way):
      • Bradgen and Leebrad (ROW)
      • Bradwood and Leebrad (ROW)
      • Leestone Ct (ROW) and Leestone St
      • Leestone Ct and Leebrad (ROW)
      • Bradwood Ct and Bradwood St (ROW)
    • Special Projects Officer will procure the signs; we will install them ourselves

Annual Meeting

    • Social at 7 PM; business meeting at 8 PM
    • Barbara Rolling and Betty Lillard volunteered to take care of the food / refreshments
    • Chris Taylor has reserved the room; he will get the restaurant gift certificates for the raffle
    • Al Sanford to make signs (with arrows) to point people to the room

Nominating Committee

    • Bonnie Becker will run for the board if needed
    • Judy Currier following up on one other possible lead (person un-named)
    • Barbara Rolling checking some leads from welcoming.
