 Board of Directors Meeting
October 12, 2004


Present from the Board

President: Anne Esquivel
Vice President: Dune Ly

Leona Taylor – Acting Treasurer
Judy Currier - Homeowner Accounts

Community - There were many members of the community present. It had been publicized that property management would be discussed. Included were Ken Chertok, Chris Hiltz, Judy Sanford, Julie King, Bob Flynn, Greg Bellan.



Officers Reports

President:

  • President announced that the board had voted to appoint Al Carchedi to the board.
  • Mike Day's resignation had been accepted by the new board.
  • The board also appointed John Davenport to the board.

Secretary - No Report

Vice President - No Report

Acting Treasurer

  • Leona presented the draft budget. Discussion followed, with Leona explaining the budget items.

Homeowner Accounts

  • Judy explained the process as far as debt collection went
  • Attorney is preparing affidavits to update two accounts that are already there. In addition there are 7 that will be sent this assessment period if their account is not brought into compliance.
  • Communications have been faulty with the attorney, it would be best to send affidavits directly to Judy and have her send them back.
  • MOTION:"Judy Currier, as homeowner accounts representative, is authorized to sign affidavits needed for Warrants in Debt and collection of monies owed to the association due to court judgements.” Motion passed unanimously
  • Discussed self-help and conversation with attorney concerning one property in Leewood and self help. Presented a draft letter to the board.
  • MOTION: The board pursue self help with that property. Motion passed unanimously
  • ACTION: Currier to finalize the letter for President to sign, and send the letter certified to the property owner.


Open Forum – Property Management

A heated discussion concerning the pros and cons of property management was held.
