August 9, 2005 Board Meeting

Minutes

 

Board members present:
President - Julie King
Secretary - Al Carchedi
Treasurer - Absent
At large - Mohammad Umar

Others attending: Janet Rourke, Leona Taylor, and several residents summoned for hearing.

Hearing was convened at 8:14 P.M. President excused all who were not involved with the hearing.

President reconvened the regular meeting at 8:55 P.M. and announced the results of the hearing:

Resident of 7041 Bradwood Court addressed the board and advised that violations cited were corrected. Resident expressed concern with the confusion of receiving several letters almost at the same time. Procedure was explained.

Resident of 5256 Bradgen Ct. presented evidence that a contractor had been retained to satisfy the violations, but the weather prohibited completion. Resident was given a 30-day extension.

Resident of 7030 Leebrad Street addressed the board and advised that he had a contractor to do the work, but had conflicting schedules. Resident was given 45 days extension.

Resident of 7083 Leestone Street failed to show up at the Hearing with violations still outstanding. Board voted to assess the resident $10 per day until the violations are corrected.

Resident of 7012 Leebrad Street failed to show up at the Hearing with violations still outstanding. Board voted to assess the resident $10.00 per day until violations are corrected.

Resident of 7037 Bradwood Court dropped off a letter to the board, which indicated no intention of correcting the violations. Board voted to assess the resident $10.00 per day until violations are corrected.

Resident of 5288 Bradgen Court, after many extensions has many violations still outstanding.Board will continue to press him before invoking self help.

Resident of 5253 Bradgen Court has completed work on most of the violations. However, some violations remain outstanding. Therefore, the current assessments will continue.

Minutes of July meeting were approved.

President’s report:

Further discussion of the trash policy and the changes proposed. MOTION: It was moved and approved that changes in the trash policy be made to Leewood manual, website Leewood manual, POA packet, trash faqs, and welcome packet, indicating the charge for appliances containing freon.

Board thanks Judy Currier for her help in accomplishing these changes.

Leona Taylor will call AAA regarding unauthorized increases in contract services.

Treasurer’s report: Tom was absent but submitted his report.

Painting the reserved spaces has been deferred as the contractor failed to deliver, but a new one has been contacted. Tentative date for the repainting is week of August 29.

Reserve fund cash: Last month’s discussion continued. Schwab recommended putting the cash in equal amounts into yearly CDs that become available in various intervals during the year. MOTION: It was moved and approved that the cash be invested into 3 one year CDs that expire staggered a year apart, at 3 months, 6 months 9 months intervals.

Leona distributed and explained financials as of 7/31

Mailbox station at Bradwood Street and Bradwood Court is damaged. Al Carchedi will look into it and report back to the board.

ARC:

MOTION: It was moved and approved that hearing letters be mailed to everyone on the ARC list submitted, EXCEPT 7038 Bradwood CT, 7011 Leestone Street, and 5256 Bradgen Court.

MOTION: It was moved and approved that 2nd letters be sent to all on the ARC report EXCEPT7038 Bradwood CT, and 5259 Leestone Court.

Judy’s report indicated 19 residents are past due, two are being sent to attorney, one home is being sold and assessments will be cleared before sale.
