July 12, 2005 Board Meeting

Minutes

 

Board members present:
President - Julie King
Secretary - Al Carchedi
Treasurer - Tom Harvat
At large was absent

Others attending: Janet Rourke

Meeting convened at 8:04 P.M.

Minutes of last meeting were discussed. Minutes will be amended to reference violator’s address in the minutes in lieu of names.

MOTION: Minutes were approved as amended.

President reported her dealings with AAA this past month.

MOTION: It was moved and approved that the community be advised that any Refrigerators, Air conditioners, and/or any other appliance containing Freon put out for pick up, must first be called into AAA for special pick-up. There will be a $75.00 charge to the resident, for this special pick-up. Refrigerator doors must be removed before discarding this appliance. All appliances other than those containing Freon, and/or any other special pick-up will not incur any fee.

The community should not bear this cost and neighbors are urged to report any dumping of these restricted appliances so we can pass on the charge to the resident.

It was further suggested that a notice outlining this motion be posted on the mailbox station.

MOTION: It was moved and approved that Barbara Rolling is authorized cost of copying welcome letters.

Treasurer report: Tom is ready to go with the repainting of the reserved parking spaces. He is anticipating a July 27th target for this project. It is a two-day job and residents will be advised in a letter that cars must be away from the painting areas during this time. It will further state that cars may be towed at the owners expense if they are parked blocking the project.

MOTION: It was moved and approved that the excess cash we have in our Schwab account be set up into staggered CDs of three, six, nine, and twelve-month certificates.

ARC:

MOTION: It was moved and approved that hearing letters be sent to all on the ARC July 12 list with the exception of: 5254 Braden; 5258 Braden; 7016 Bradwood Ct; .7008 Leebrad St; 7042 Leebrad St.; 7014 Leestone St.; 7064 Leestone St.; 7075 Leestone St.;

MOTION: It was moved and approved that Second letter be sent to all listed on the ARC July 12 list except: 5259 Leestone Ct.

MOTION: It was moved and approved that charge previously assessed to 7043 Leebrad St be waived as violation has been corrected.

MOTION: It was moved and approved that resident at 5288 Bragden Ct. be granted an extension until August 12, to complete the work on the violation. Resident submitted an agreement with a contractor to complete the work.

Secretary will respond to letter from resident of 7004 Leebrad St. advising that he will receive a second letter giving him a time certain to complete the work.

Judy Currier’s report on the quarterly assessments, the website, and the welcome committee, had been distributed to the board members. The assessments are in good shape even though six are late and another has been sent to the attorney for collection of the entire years assessments due to constant delinquency.
