April 11, 2006 Board of Directors Meeting
Minutes (Modified)

Meetings Convened: April 11, 2006 8:17 p.m. and April 17, 2006 7:45 p.m., met twice due to lack of a quorum at the first meeting.

Board Members: April 11, 2006 - Julie King & Bob Chilakamarri.
April 17, 2006 - Julie King, Bob Chilakamarri and Mohammed Umar.

All Business was the same at both meetings, second meeting for quorum only, change in bylaws for two person quorum needs to be passed at Annual Meeting.

On April 11, 2006, Board ARC Hearings were held.

Susan Reis attended to request a modification to the property located at 7002 Leebrad Street.
MOTION: To allow installation of small bronze and gold sign on front door.  Modification approved.

MOTION: To approve temporary waiver for 7040 Bradwood Court to allow retention of igloo style pet house.  Waiver approved.

A homeowner attended in response to a hearing letter and advised the Board that her steps/sidewalk had been repaired.  Homeowner was thanked for her cooperation.

MOTION: To extend hearing date to 6/13/06 for alleged violations on the property at 7020 Bradwood Court.  Extension approved.

MOTION: To extend hearing date to 5/9/06 for alleged violations on the property at 7026 Bradwood Court.  Extension approved.

MOTION: Hearing held in absentia for alleged violations on the property at 7008 Leestone Court.  Assessment of penalties approved and letter notifying homeowner to be sent.

MOTION: Hearing held in absentia for alleged violations on the property 7088 Leestone Street.  Assessment of penalties approved and letter notifying homeowner to be sent.

MOTION: To determine whether homeowner at 5253 Bradgen Court will be billed for costs of planting bushes as part of self-help program. Leewood Homeowners Association will bear costs.

MOTION: To approve an extension to 6/16/06 for alleged violations on the property at 5260 Leestone Court to complete repairs. Extension approved.

President's Report

  • Towing contract still under consideration.
  • Looking for volunteers to help set up and take down chairs for annual meeting.
  • Two sets of minutes will be maintained: one official set which contains detailed information about ARC violations and one set with detailed ARC information deleted that is posted on website.
  • Please provide any items for annual meeting agenda ASAP.
  • 12 proxies received so far which will guarantee a quorum.
  • Decision has been made not to paint circle on upper Leestone Street yellow.
  • Remember to bring annual meeting package to meeting.
  • Need to get more residents to register on website as it is the quickest way to disseminate in formation.

Judy Currier Report

  • MOTION: To waive remaining penalties for Choi residence at 7060 Leebrad St.  Penalties waived.
  • MOTION: To waive remaining penalties for Sefoi-Lamin residence at 7037 Bradwood Court. Penalties waived.

ARC Report

  • MOTION: To approve waiver for 7072 Leestone Street for stepping stones.  Waiver approved.
  • MOTION: To approve additional self-help for 5288 Bradgen Court to complete remaining repairs to house.  Self-help approved.
  • Discussed: Self help, ARC Spreadsheet information, other outstanding ARC violations, information for board members on website and quorums.
