August 9, 2011


Board Members Present:
Janet Rourke – President
Lynda Flynn – Secretary
Margaret Pitotti – Treasurer

Homeowners Present:
Al Carchedi
Sophia Zapata
Joshua and Stacy Mills

Convening: The meeting was called to order at 7:30 pm at the Phillips School, 7010 Braddock Road, Annandale, VA 22003.

The minutes for July, 2011 were review and approved.

The board entered into an private meeting with two homeowners who had been asked to appear to discuss their ARC violation letters.

Officier Reports:

• President: The president indicated that we were waiting for Brothers Paving to confirm the start date for street repair on Leebrad Street. The fence repair on the perimeter fence will start on August 18th and Accokeek Fencing will also put in the ‘No-Thru’ signs at no additional charge. The “sink” hole that was located in the common area between Bradwood Ct and Leebrad St has been repaired. The president reviewed the recent law changes that the board had received from our attorney and we discussed which areas affected Leewood. National Night Out was a great success; there were approximately 100 people in attendance.

• Secretary: Nothing to report.

• Treasurer: The treasurer reported that three homeowner accounts are with the lawyer. Total outstanding for the third quarter 2011 is $8,656.42.

• At Large: The fallen neighborhood watch sign needs to be followed up on by contacting the county.

• Architectural Review Committee (ARC): The following motions were made and approved regarding active ARC violations (Note: as the ARC Chair, The President, Janet Rourke, does not vote on ARC hearing decisions or other ARC matters required approval of the Board):

Hearing Letter to be sent: two
Second violation notices: none
With Lawyer: Two homeowners accounts.
Two homeowners were present to discuss their hearing letters; the board will notify them with a decision.
• Report on State of Finance: Report sent to the board and reviewed during the meeting
• Grounds & Maintenance: No report

Open Forum: no business discussed

• Adjournment: The meeting was adjourned at 8:22 p.m.
